Industrial yard spaces in Toronto, Canada

Toronto being the capital city of Ontario province in Canada is the business hub of the country. Though most of the industrial activities happen outside the city, it still serves nearby production of motor vehicles, iron, steel, food, machinery, chemicals, and paper [1].

Zoning By-law:

The bylaw 569-2013 [2] of the city of Toronto act as its zoning bylaw. The purpose of this By-law is to regulate the use of land, the bulk, height, location, construction, and use of buildings, parking spaces, and loading spaces in the City of Toronto.

Employment Industrial zone

There is one zone designated by the city bylaw for Industrial development known as Employment Industrial zone [3]. The zone is further subdivided into four zones as:

  • Employment Light Industrial Zone (EL)

  • Employment Industrial Zone (E)

  • Employment Heavy Industrial Zone (EH)

  • Employment Industrial Office Zone (EO)

Employment Light Industrial Zone (EL) is designated for Apparel and Textile Manufacturing Use, Beverage Manufacturing Use, Cogeneration Energy, Contractor's Establishment, Metal Products Manufacturing, Open Storage, and Renewable Energy.

Employment Industrial Zone (E) for designated for all manufacturing uses except Asphalt Plant, Cement Plant, or Concrete Batching Plant, Crude Petroleum Oil or Coal Refinery, Explosives Factory, Industrial Gas Manufacturing, Large Scale Smelting or Foundry Operations for the Primary Processing of Metals, Petrochemical Manufacturing, Primary Processing of Gypsum, Limestone, Oil-based Paints, rubber, and wood products manufacturing.

Employment Heavy Industrial Zone (EH) is permitted to all manufacturing uses that are not permitted in zone E. Ammunition, Firearms or Fireworks Factory, Crude Petroleum Oil or Coal Refinery, Explosives Factory, and Tannery are still not permitted.

Employment Industrial Office Zone (EO) permits the development of offices to support industrial activities.

Most of the Industrial zone properties are located within the triangle formed by Highway 409, 427, and 401, south of Steeles Ave W on Highway 400, near the intersection of Gardiner Expressway and Highway 427, and Nugget Avenue.

Zone EL -Industrial yard development standards

  • Maximum site area should be 5000 sq. m.

  • Minimum front yard should be 6 m.

  • Minimum side yard should be 3 m.

  • Minimum rear yard should be 7.5 m.

  • Maximum building height should be 18.5 m.


Zone E -Industrial yard development standards

  • Minimum front yard should be 3 m.

  • Minimum side yard should be 3 m.

  • Minimum rear yard should be 7.5 m.

  • Maximum building height should be 20 m.

  • Open Storage must be less than 30% of the lot area.

Zone EH -Industrial yard development standards

  • Minimum front yard should be 3 m.

  • Minimum side yard should be 3 m.

  • Minimum rear yard should be 7.5 m.

  • Maximum building height is not limited.

  • Open Storage must be in closed fenced space.

Location of Industrial yards

Following are the locations of a few industrial yards located in the city:

Construction/Contractor yards: There located on 345 Attwell Dr and 2233 Sheppard Ave W,

Salvage Yards: There are located at 55 to 129 Fenmar Dr.

Automobile industry: These yards are in good number on 72 to 130 Toryork Dr.

Manufacturing yards: Most of the manufacturing yard spaced can be found within the triangle formed by Highway 409, 427, and 401 along Brockport Driveway, Constellation Street, Clayson road, and Atwell Dr.
