The capital city of Canada is Ottawa. The city can be found on the south bank of the Ottawa River in southern Ontario's eastern portion. Ottawa is located along the border of Gatineau, Quebec, and is the core of the Ottawa-Gatineau census metropolitan area (CMA) and National Capital Region (NCR). construction and service industries sector are one of the biggest employers in the city [1].
Both Ottawa and Gatineau have their zoning bylaw, which governs the development in both sister cities. According to the zoning bylaw of the city of Ottawa 2008-250 [2], there are four industrial zones within the city: IG - General Industrial Zone, IH - Heavy Industrial Zone, IL - Light Industrial Zone, IP - Business Park Industrial Zone. While according to the zoning bylaw of the city of Gatineau R-532 2020 [3], there are three industrial zones: Research and Development i1, Industrial manufacturing i2, and Exploitation of raw materials i3.

Following uses are permitted within the industrial zone :
GATINEAU:
i1 zone: This zone is reserved for the innovation process resulting from the research and design of products or processes and manufacturing activities are limited to the development of prototypes.
i2 zone: This zone is reserved for the activities related to manufacturing, which may also include design and development from the processing of raw materials.
i3 zone: This zone is reserved for the extraction, handling, or primary treatment of materials that involve significant movements of heavy traffic and may cause smoke, dust, odor, heat, gas, noise, or other nuisance perceptible beyond the limits.
OTTAWA
IG zone: This zone permits a wide range of low to moderate impact, light industrial uses like technology industry and truck transport terminal.
IL zone: This zone is permitted for a range of light industrial uses that have less impact on neighboring uses.
IH zone: IH zone is reserved for heavy industrial uses, which are a source of nuisance for other uses
IP zone: This zone is reserved for mixed office, office-type uses, and low impact, light industrial uses in a business park setting
Most of the industrial lands in the Gatineau region are located in the East of the city near the airport along route 148, Rue Saint Louis, and Chem de la Savane. In Ottawa, the industrial lands are located in the area of Innes, Ramsayville, and industrial park located around route 26.

Maximum lot coverage of 65% is allowed.
Minimum front yard should be 3 m.
Minimum rear and side yard should be 3 m.
Maximum building height should be 11m.
Minimum lot area should be 4000 sq. m.
Minimum front yard should be 7.5 m.
Minimum rear and side yard should be 15 m.
Maximum building height should be 22 m.
Minimum lot area should be 2000 sq. m.
Maximum lot coverage of 65% is allowed.
Minimum front yard should be 7.5 m.
Minimum rear and side yard should be 15 m.
Maximum building height should be 11 m.
Minimum lot area should be 750 sq. m.
Maximum lot coverage of 55% is allowed.
Minimum front yard should be 6 m.
Minimum rear and side yard should be 6 m.
Maximum building height should be 11 m.
Minimum front yard should be 3 m.
Minimum side yard should be 1.5 m.
Maximum building height should be 15 m.

Constriction yards: There are a couple of construction yards on 1622 Comstock Road Ottawa, 1651 Rue Routhier Gatineau, 1699 Hwy 148 Gatineau, and numerous of Rue de Granby.
Salvage Yards: They can be found on 1401 Cyrville Rd, 1435 Ottawa Regional Rd 128, and 1676b Rue Jean-Louis-Malette Gatineau
Automobile industry: They are located on 1583 Star Top Rd, 1580 Star Top Rd, 1740 Comstock Rd, and 1100 Kennaston Street.
Manufacturing yards: Manufacturing yards can be mostly found in the industrial park located in Ottawa and the area of Ramsayville.In Gatineau, they can be located on 1680 Rue Atmec, and Chem. Industriel.
